What is The Best Area to Buy a Property in Javea?

1. The Montgo Area

The area of the Montgo is very popular among all year-round residents. The properties on the Montgo are usually south-facing and because of this are sunny throughout the entire year. Winters are mild here as the sun will warm up your house and the Montgo mountain will keep clouds from coming over. Most villas are built on large plots in a traditional Spanish style and have the wonderful Montgo as a backdrop. 2. Javea East

Tosalet, Balcon al Mar, Cap Marti, Portichol, Costa Nova, Granadella, Toscal.

Driving past the Arenal uphill in the direction of the Calas, you will find what we call ‘Javea East’. This area exists out of a few different urbanizations covering the rocky coast of Javea. The area is popular among Spanish families who have their second home here and come over during long weekends or (summer) holidays. The villas in these areas are either traditional Spanish, built on a flat plot and for a good price, or ultra-modern white villas with amazing sea views. Prices vary from around 400.000 euros for a Spanish traditional villa to 1 million euros and up for modern villas with sea views.

 

3. Central Javea

La Lluca, Tesoro Park, La Mandarina, Cansalades, la Tarraula, El Piver.

Central Javea is the area surrounding the Javea Golf Club. Central Javea is placed inbeween the east of Javea and the Montgo area and in the middle of the towns of Javea and Benitatchell. Because of the location, this area is perfect for families who are looking to live here all year round, as it is close to the international schools (Lady Elizabeth College and XIC) and about 10-15 minute drive to the popular towns Javea and Moraira. The urbanizations in this area are usually quiet and peaceful, and most villas have an amazing view on the Cumbre del Sol mountain and in some cases the Javea Golf Club.

 

4. Javea South

Pinosol, Cansalades, Las Laderas, Villes del Vent.

Driving on the Cansalades road (the road that connects the Arenal with the Central Javea area), you will find urbanizations on your left- and right-hand side. Coming from the Arenal you will first find Pinosol on your left, with a mix of traditional Spanish villas and more modern new builds. On your right hand side, you will find the urbanization Las Laderas. Las Laderas is built in the early 2000’s and is really well maintained with underground cabling and connection to the mains. The villas in Las Laderas are built in a really specific style which is a mix between Spanish and modern build.

When you head on more in the direction of the Central Javea area, you will find the urbanizations Cansalades and Villes del Vent on your left-hand side. Cansalades is the ‘older’ part with traditional Spanish villas for good prices and with amazing views on the Montgo mountain. Villes del Vent is a new urbanization with amazing building projects and lots of big, super modern white villas.

 

5. Cap de San Antonio

Puchol, La Corona.

Above the Javea Port you will find Cap de San Antonio, or how people also call it: ‘the trunk of the elephant’, referring to the shape of an elephant the Montgo mountain has. On this ‘trunk’ there are a few areas with amazing villas, again built in either traditional style or modern. Most of the villas have an amazing view looking over the sea, the town of Javea and the cliffs in the background. You will be able to see the most amazing sunrises from here.

6. Javea Old Town

Picture a typical Spanish town with narrow streets, a fresh food market and beautiful church, and you will see Javea Old Town. The old town of Javea is located in between the Port and the Montgo area and has a lot of local residents living there all year round. Most of the apartments have been in the same family for over many years, but sometimes they come up for sale. Depending of the state the apartments are in, prices are mostly relatively cheap from about 150.000 euros on.

 

7. Javea Port

The Javea Port is one of the most sought-after locations in Javea, as the area is alive during winter as well as summer. There is a mix of local residents and people with a second home who are residing here during holidays and vacations. The Javea Port has a lot of nice restaurants and little boutiques, so you got everything you need at your doorstep. At the moment, a lot of residents living in Javea all year round are investing in an apartment in the Port to rent out during summer. This proves that it is an excellent area to invest in. Property prices around the Javea Port usually start at 150.000 to 200.000 euros.

 

8. Javea Arenal

The Arenal in Javea is famous for its sand beach and lots of bars and restaurants. It is the area most holiday makers will go to to spend a day on the beach, have a nice dinner and go out at night. Summers here are busy, and winters quiet. Buying an apartment in the Arenal works good as an investment as well if you are thinking about renting the property out during summer months, as the location is perfect for people on summer vacation. Most properties in the Arenal are apartments and prices start at about 150.000 euros.
